Apartments & Utilities
At Retreat at Citygate, we offer one- and two-bedroom apartment homes ranging from 704 to 954 sq ft. View current availability on our Floor Plans page or contact our leasing team for more details.
Each apartment home includes features such as stainless steel appliances, an in-unit washer and dryer, granite countertops, and hardwood-style flooring on first-floor apartments, with fully carpeted flooring on second- and third-floor homes. Features vary by floor plan.
Residents are responsible for electricity and water/sewer. Spectrum internet and cable are billed with rent. A full breakdown is provided prior to move-in.
Yes. Residents are required to maintain renters insurance with a minimum of $75,000 in liability coverage.
Rent & Payments
Rent is paid online through the resident portal using ACH, debit, or other approved payment methods.
Yes, residents can enroll in autopay through the resident portal.
Rent is due on the 1st of each month.
If rent is not received by the 1st, a $50 late fee is applied on the 2nd. If payment is not received by the 5th, an additional $200 fee is assessed, bringing total late fees to $250 as of the 6th.
Leasing, Applications, & Tours
Lease terms range from 6 to 12 months, depending on availability.
Applications can be completed online by selecting your preferred floor plan and submitting the required information.
At application, a $60 application fee (per applicant or married couple) and $150 toward the administrative fee are due.
Prior to move-in, residents pay the remaining $250 administrative fee, prorated rent, and any applicable pet fees. A full cost summary is provided before lease signing.
Applicants must demonstrate income of at least 2.5x the monthly rent and meet standard credit and rental history criteria. Full qualification details are available upon request.
Applications are processed instantly through our screening partner, Findigs, with most applicants receiving a decision immediately after submission.
We offer in-person, self-guided, and virtual tours. Tours can be scheduled online or by contacting the leasing office.
Pets
Yes. Retreat at Citygate allows up to two pets per apartment home, with access to amenities such as a dog park and nearby walking trails and green space.
Yes. A maximum of two pets are permitted per apartment home. Weight limits are 75 lbs per pet or 150 lbs combined. Breed restrictions apply, and all pets must be registered prior to move-in. Contact the leasing office for full policy details.
A one-time pet fee of $400 and monthly pet rent of $50 per pet apply.
Amenities
Residents enjoy amenities such as a temperature-controlled resort-style pool, fitness center, clubhouse, package room, golf simulator, community gas grills, fire pit, and a standing tanning bed.
Yes, most community amenities are included in rent.
Select amenities, including the community grills and fire pit, are available 24 hours a day. Others, such as the pool, clubhouse, and fitness center, operate during posted hours.

Yes, guests are welcome in accordance with community guidelines. A maximum of two guests per resident applies.
Parking & Transportation
Parking includes open surface parking for residents.
Parking is first-come, first-served.
Yes, guest parking is available in designated areas throughout the community.
Yes. Charging stations are located in designated areas at the front and rear of the community. Usage fees are managed through the charging app.
Yes. The community is conveniently located near bus routes and major highways.
Maintenance & Repairs
Maintenance requests can be submitted through the resident portal or by contacting the leasing office.
Yes, emergency maintenance is available 24/7.
Our team responds promptly to all requests, prioritizing urgent issues and completing repairs as efficiently as possible.
